Is Your Listing Description Attracting Buyers?

Twenty years ago, potential home buyers were reliant on real estate agents to identify home listings that might suit their needs. But now, most buyers start their search online and often only engage an agent when they find a home they like. To stand out from the crowd, listing agents offer professional photos and videos, virtual services such as home tours, and even drone and aerial media. Yet, these only show physical attributes. The best way to entice a buyer is through the written description.
While your agent is responsible for writing the description, by working with the agent, you can convey the essence of the home. Buyers need to envision themselves in the home. They want to imagine how it would feel to live there. The description can speak to that. For example, rather than “large bedroom with private fireplace,” consider “imagine cuddling up in your bedroom retreat by a cozy fire this winter.”
Spend the time talking with your agent about family gatherings and celebrations. Talk about the moment you brought your newborn home or the best birthday party you threw for your partner’s 50th birthday. Before publishing, read the agent’s description and add the color or a story. The extra time will be worth it. Buyers will be more likely to imagine their own life in a home when they hear about yours.
